Roof Estimates & Pricing Factors in Calgary
Ever wonder what goes into a roof estimate and what it means to you as a consumer? Your roof protects your most important investment—your home. Yet, many homeowners are not sure what roof repairs or a full roof replacement should cost. At Century Roofing Limited, we’ve been a part of the Calgary community for 35 years and have built a strong and trusting relationship throughout Central and Southern Alberta and Eastern British Columbia.
As that trusted roofing contractor, here’s some guidance as to what to look for when securing quotes from roofing contractors. There are many elements that affect the decision-making process for selecting your roofing contractor, such as reputation, licence, and insurance. However, the scope of work—roof materials used, bid details, and cost to complete the roofing project—are ultimately the most important factors.
Here are the top factors that will affect the price of your roof estimate:
Roof size: Roofers will take an accurate roof measurement based on square footage to calculate what is called roofing square. One roofing square equals 100 square feet. Most roofing materials are sold by the square, not the square foot.
Roof Pitch: This is critical for two reasons: first, anything that’s more than a 6:12 pitch or slope is generally considered not walkable and requires greater staging, safety, and labour to complete the roof properly; and second, the type of roof being installed and the underlayment system required for a safe fire rating.
Roof Access: Difficult access means additional equipment and labour are necessary, and with them, additional costs.
Roofing Materials Removed: The more there is, the longer it takes, and the more it costs to dispose of properly.
New Roofing Material: The price of the roofing product being used plays a direct role in the aesthetic design, weight, durability, and ultimate longevity of the new roofing system—including roof type: pitched or flat.
Roofing System Components: The type of underlayment and decking materials used, the ventilation and insulation installed and even the types of fasteners applied, all carry a different level of performance, longevity, manufacturing cost, and thus, price.
Roof Warranty: There’s the manufacturer’s warranty and the roofing contractor’s warranty of the labour and workmanship.
Additional Details: The type and quality of materials, special finishes and details will be extra, and are limited only by your budget and imagination.
